A roof leak after rain: what to record before calling
Build a safe observation log that separates what you saw from what still needs an assessment.

- Observe from a safe room
- Record rain timing + room
- Ask for cause assessment
Record the sequence
Note when rain began, when water or staining became visible and whether it changed after the rain stopped. Identify the room and a nearby fixed feature so you can describe the location consistently. Do not infer that the roof directly above the stain is the source; water can move through a building before becoming visible.
Keep observations safe
Stay off the roof. Avoid an attic if access is unsafe or the area contains wet electrical equipment, damaged framing or unstable surfaces. Keep people away from sagging ceilings. Move belongings only where doing so is safe. Immediate danger requires emergency assistance, not an attempt to inspect the roof yourself.
Make the first conversation specific
Give the receiving business the full address, property type and whether water is still entering. Ask what the assessment includes, what it costs and what availability can be confirmed. Separate the roof concern from interior damage so each scope is identified. Do not describe a photograph as proof of a cause that has not been assessed.
Keep the finding beside the log
After an assessment, ask how the proposed repair relates to the observations you recorded. Note the documented cause, work boundary, excluded damage and any follow-up. If temporary protection is proposed, ask about its limits and the plan for permanent work. A useful record helps you evaluate a scope; it cannot guarantee insurance coverage or a repair result.
Build a Sarasota address-and-rain record
Start the record with the actual street address and the rooms affected. A Sarasota mailing address does not by itself identify the building authority or establish service availability. On one page, separate three things: what you saw, when you saw it, and what an assessor later concluded. For example, “water appeared beside the upstairs window during rain” is an observation; “the flashing failed” is a finding that needs assessment. Add a room sketch with a fixed landmark, then keep the same labels on safe photographs. If the mark dries before the visit, that record can still explain the sequence without requiring another climb or opening a ceiling.
Ask how a covering repair differs from wider work
Ask whether the proposed response addresses roof covering, a roof opening, sheathing or structure. The City of Sarasota and Sarasota County maintain separate building resources. Confirm the property address and proposed assembly changes with the responsible authority before deciding which approvals apply. Give the assessor the written concern and ask who will verify the actual scope with the responsible authority. If the first recommendation is temporary protection, record who installs it, the limitations, charges and how the permanent assessment is arranged. The record is useful even when the cause remains uncertain; it is not a diagnosis or an appointment promise.
Connect your physical address to the project record
Keep the exact parcel address with the written scope and the name of the person authorized to approve work. Ask which local authority applies and who preserves the applicable inspection and closeout records. A Sarasota postal label alone does not resolve that responsibility. If your building has shared roofing or association requirements, put those constraints in the same project brief before comparing options.

Leak observation log
| Record | Useful detail | Avoid assuming |
|---|---|---|
| Address | Full physical address and affected room | The postal city decides jurisdiction |
| Rain sequence | Start/end of rain; first/last visible water | A timing pattern diagnoses flashing |
| Safe evidence | Room sketch and original indoor/ground photos | Climbing improves the evidence |
| Work boundary | Covering, opening, sheathing or structure? | All reroof work has one approval rule |
| Next contact | Assessment charge, finding and permanent-work plan | An online page confirms availability |
